Description

Location: The premises are within one block of Atwater metro station, Alexis Nihon shopping mall, AMC entertainment center, SAQ, pharmacy, multiple grocery stores (Adonis, PA, IGA), fast food (McDonald's), and several dépanneurs. Furnishings & Equipment (included in lease): Appliances: refrigerator, stove, dishwasher, microwave, washer & dryer. Furniture: L-shaped leather couch (converts to queen bed), dining table (4), queen beds (2), desks, nightstands, mirrors. Electronics: 65 4K Smart TV, internet (up to 100 Mbps). Kitchen: utensils, pots, pans, toaster, kettle, blender, cleaning products, fire extinguisher. Artificial fireplace.

Short term lease, regardless of start date, lease ends May
1st, 2026 or 15th may 2026 depending on tenant.
The lease automatically terminates at the end of this term,
with no renewal, prolongation, or tacit continuation
possible.
The lessee must vacate the premises in full on May 15,
2026, without notice or further demand.

The lessee agrees to pay rent exclusively by Interac
e-Transfer to the lessor's designated email.
The lessee agrees to pay rent monthly on the first day of
each month. Upon signing of the lease,
the lessee shall remit payment for the half-month rent
covering September 15 to September 30,
2025. Thereafter, full monthly rent shall be paid on the
first day of each month from October 1,
2025, through April 1, 2026. The final half-month rent
covering May 1 to May 15, 2026, shall be
payable no later than May 1, 2026.

No Pets: Absolutely no pets of any kind are permitted on
the premises at any time during the
tenant's stay. Any breach of this condition shall
constitute a material default of the lease.

Furniture and Furnishings: The premises are leased fully
furnished. The tenant shall be liable for
any loss of, or damage to, the furniture, furnishings, or
appliances beyond normal wear and tear.
Any damaged or missing items must be replaced by the tenant
at their full equivalent value, based
on the current market price of a comparable item.
