Description
                                    
                                    Tenants must agree to the following conditions:  
Prospective tenants must undergo a credit verification 
(good credit score), a background check, and provide proof 
of income along with references from previous landlords. 
The tenant must obtain civil liability insurance with a 
minimum coverage of $2,000,000 for the entire duration of 
the lease, effective from the move-in date. 
Proof of insurance must be provided before possession.
 The tenant must transfer the Hydro-Québec account to their 
name effective from the move-in date and provide proof of 
transfer prior to moving in.
 No commercial use of the premises, indoors or outdoors, is 
permitted.
Smoking is strictly prohibited inside the property. 
Cannabis consumption is also prohibited.
The tenant may not paint, modify, or alter the property 
without prior written consent from the landlord.
Short-term rentals (Airbnb or similar), subletting, or 
lease transfers are strictly prohibited without the 
landlord's prior authorization.
The tenant will be responsible for minor repairs (e.g., 
sinks, toilets, light bulbs, etc.).
The tenant is responsible for snow removal, maintaining 
accessible entrances.
