- Smoking, Vaping, Cannabis, and Drugs: Smoking, vaping, or
consuming tobacco, cannabis, or any other similar or
illegal substance is strictly prohibited in the unit, on
balconies, in common areas, or near openings.
- Renovations and Alterations: No alterations,
improvements, or renovations may be made without the
landlord's prior written consent.
- Quiet Enjoyment: The tenant must respect the quiet
enjoyment of the premises and the neighborhood. Any
disruptive, noisy, or repetitive behavior is prohibited.
- Tenant Insurance: The tenant must maintain at all times a
minimum tenant liability insurance coverage of $2,000,000
and provide proof of this coverage before taking possession
and upon request.
- Creditworthiness and Disclosures: The tenant must provide
satisfactory proof of employment and creditworthiness and
authorizes any credit check. Any false statement or refusal
to cooperate constitutes a material breach.
- Termination Clause: Any breach of these clauses
constitutes a serious default that may result in
termination of the lease, after notice when required by law.
- Tolerance and Remedies: No tolerance constitutes a
waiver. Termination does not preclude any other remedies or
claims for damages.
